Please be advised that as of April 20th, 2022 all our agents are required by State Law to uniformly apply our Brokerage’s standardized operating procedure when qualifying buyers or renters.
Our standardized operating procedure for the prerequisites prospective buyers or renters must meet prior to showing a property shall include but are not limited to the following:
(i) prospective clients who are unaccompanied by their agent shall show identification;
(ii) an exclusive broker agreement is not required but may be solicited;
(iii) pre-approval for a mortgage loan or proof of funds (excluding proof of income) is required when an offer includes financing.
Regardless, property owners are free to set their own qualifying criteria as long as such criteria is established in advance of soliciting buyers or renters, is applied uniformly and objectively to all buyers or renters and is non-discriminatory and may only be directed if such owners direct their criteria in writing, inclusive of the date of such direction.
